Every REALTOR® is a licensed real estate professional, but not every licensed real estate professional is a REALTOR®. The difference isn’t just a fancy trademark or a lapel pin—it’s a commitment to a strict Code of Ethics that dictates every move we make.

The Golden Rule: More Than Just Sunday School Advice
The Preamble to the NAR Code of Ethics starts with a powerful sentiment: “Under all is the land”. It acknowledges that because land ownership is so vital to our civilization, those of us who handle it have a grave social responsibility and a patriotic duty.
But the real heart of the Code is something you probably learned in kindergarten: The Golden Rule. The Code specifically instructs us to use the guide of “Whatsoever ye would that others should do to you, do ye even so to them”. In an industry often characterized by high-pressure sales, we choose to lead with competency, fairness, and high integrity.
Article 1: Your Interests Come First (Always)
If you only remember one thing about the Code of Ethics, make it Article 1. It states that when we represent a client, our primary obligation is to protect and promote the interests of that client.
What does that look like in the real world? It means that if we are helping you sell your home in Wake Forest or Apex, our job isn't just to get a deal done; it’s to get the right deal for you. We are your fiduciaries. However, this doesn't mean we get to be dishonest with the other side. The Code also mandates that we treat all parties honestly. It’s a delicate balance of fierce loyalty to you and total transparency with the market.
No "Buying the Listing": Honesty in Valuation
We talked in a previous blog about BPOSG (Broker’s Price Opinion Standards and Guidelines) and why they are more accurate than a computer’s guess. The Code of Ethics backs this up. Under Standard of Practice 1-3, REALTORS® are strictly forbidden from deliberately misleading an owner as to the market value of their property just to secure a listing.
You’ve probably heard of agents who tell a seller their house is worth $50,000 more than it actually is, just to get them to sign a contract. That is a direct violation of our ethics. We provide personalized, in-person valuation reports because you deserve the truth, not a sales pitch. Whether we’re looking at a $1.6M estate like 517 Myrna Lane or a cozy starter home in Garner, our goal is to help you make informed, profitable decisions—not to lead you down a path of unrealistic expectations.
Speed, Objectivity, and the Paper Trail
Real estate moves fast in the Triangle. When an offer comes in on your home, or when you’re ready to bid on that dream property in Cary, you need an advisor who doesn't sit on paperwork. Standard of Practice 1-6 requires REALTORS® to submit offers and counter-offers objectively and as quickly as possible.
Furthermore, we believe in the "power of the pen." Article 9 of the Code requires us to ensure that all agreements—listing contracts, purchase offers, and leases—are in clear and understandable language and are in writing. We make every effort to explain the specific terms of these contracts before you sign, so there are never any "gotcha" moments at the closing table.

One of the most important things a REALTOR® can do is know when to call in another expert. Article 13 prohibits us from engaging in the unauthorized practice of law. While we are experts in market trends, negotiation, and property features like tankless water heaters or pool/spa combos, we aren't attorneys. We will always recommend that you seek legal counsel when the situation requires it to ensure your interests are fully protected.
